Choosing a Seller’s Agent

 

It's all in the details…

Should you choose your agent based on the highest number of signs you see around town?  Probably not, because that agent is likely far too busy to give you the attention you deserve.  How much time will they devote to you if their time is shared by 50 other clients?  Now, most of those busy agents became busy because they are very good at what they do, but there are also agents like me that are as good (or better) that will be able to provide you with the service that you expect. My business model allows me to serve you better by not taking on more work than I can handle.

Take a look at the online listings of each agent you are considering.

  • Are the photos clear and well-staged?

  • Are the descriptions of the rooms complete (if they even list them at all)?

  • Did they include a 3-D virtual tour and floor plan of the house so buyers are able to figure out the relationship between the rooms?

  • Does the location map point to the correct location?

If not, that agent may not have the time to do a good job for you, either.

Choose an agent that will represent you the best.  After all, your house will not sell faster if you have a popular name on the sign; but it will sell faster if it looks so good online that everyone wants to see it.  Take a look at my listings and you will find that I provide better exposure for your house than almost anyone out there.  It’s all in the details, and I pride myself on details.

 
 
 

Photos

I will help you stage your home and take magnificent photos that will draw people in.  Each room will be photographed in the best conditions possible.  I will draw attention to the unique features of your home and capture every room from its best angle.  The photos will all be in focus and be color correct (unlike the ‘cell-phone’ photos many agents use.

3-D Virtual Tour

I will provide you with a self-guided 3-D tour for your home. This allows buyers to gain prospective of your home and makes your house more memorable than the others they have seen.

Floor Plan

Have you seen any other agent’s listing that includes a professional floor plan?  This is a tool I provide that lets the buyer see the relationship between the rooms and to start planning where their furniture will go.  It’s just one more tool to keep your home in the buyers mind.

Brochures

I will provide a full color, two-sided brochure on heavy paper that buyers will retain after they get home.  Many agents provide similar media only for ‘high-end’ houses.  I provide this for every house, because your home is important to me.
